Molly and Tommy are boyfriend and girlfriend. They recently moved into a one-bedroom flat together, close to the town center. The flat is located on the second floor of a purpose-built flat complex comprising of five floors. The address of the property is Flat 2, Kings House, Anytown.

The freehold title to Flat 2 is held by Arjan Suri

Three months ago, Molly and Tommy entered into two separate agreements with Arjan. Both agreements are the same and both were entered into at the same time.

The relevant clauses in the agreements are as follows-

• This is a license agreement.
• The license fee is £400.00 per calendar month, payable on the first of the month.
• The license is for a period of three years commencing on the date of signature of this agreement.
• The Licensor grants to the licensee the right to exclusive occupation of Flat 2
• This license is granted subject to the licensor retaining the right to move into Flat 2 himself or introducing another occupier.

• The licensee must keep Flat 2 and all its installations in a good state of repair.’
