Various elements of a building are susceptible to various forms of defect and deterioration when exposed to various factors such as the vagaries of weather and misuse by users, etc. Invariably, the lifespan of the building components would be impacted.
(a) Discuss the cause and effect of THREE (3) common factors, with examples and photos of the deterioration, that may cause deterioration or decay of building components.
(b) Recommend the appropriate solutions for each of the factor for repair or replacement and improvement.
(c) Discuss the limitations of non-destructive tests such as thermography test and electromagnetic cover measurement that will not cause any damage to the surface of the building components.
