After having taken over from the developer the management and maintenance of the common property of a strata-titled residential development, the management council of the Management Corporation received several feedback from residents on defective floor tiles.

The residents presented a petition to the management council to follow up with the developer on the following FOUR (4) defects:
• Spalled concrete soffit at the kitchen areas
• Efflorescence on the bathroom homogenous wall tiles
• Lippages on the living floor porcelain tiles
• Warped timber floor strips in the bedroom

(a) Discuss the probable cause(s) of these reported defects.

(b) Recommend appropriate solutions for repair or replacement of these defects.
