Project: Cluster House Development at Upper Paya Lebar Crescent

Introduction:

The owner of one parcel of land at Paya Lebar Crescent planned to redevelop (tear and rebuild) into a cluster housing estate. Cluster housing projects have seen their popularity rise in recent years due to their unique features such as owning a landed property with a strata title, sharing common facilities with fewer households, and good appreciation in prices.

The owner has engaged you to do research and propose preliminary design details for the development. The project-specific write-up should address the following questions:

Question 1

(a) Explain to the owner the pros and cons of reinforced concrete (compared with steel) as the main material for the project.
(10 marks)

(b) Discuss THREE (3) structural functions and performances expected from this development and thus explain to the owner the importance of quality assurance during construction stage.
(15 marks)

(c) Identify, state and describe the following items which are present in this development:
i. Basement waterproofing features
ii. Drainage system and flood prevention measures
iii. Roof

The description shall include the type, material used, the characteristic, the reason it is being used if possible and how their usage will influence the operation and the maintenance of the building. Photo with caption, sketches or drawings should be
incorporated for better illustration.

(d) Propose ONE (1) type of façade system and illustrate why it suits the development.
(15 marks)

(e) Discuss measures which can be implemented to enhance the accessibility of the development as the owner targets to sell to family with aging parents and wealthy elderly folks who are downgrading.
