You are recently been appointed as the Head of Consultant of an FM consultancy firm to conduct life-cycle management (LCM) analysis for buildings such as university/college campuses, airport/seaport terminals, sports complex, hospital complex, hotels, manufacturing plants and other building complexes. The building that you would be looking into should be of the age of 10 years and above. The facilities operations run for 12 or 24 hours a day, 7 days a week and 365 days a year. You require to recommend to the management on the asset replacement strategy and the equipment maintenance programme to prolong the life span of the operation of the system.
This TMA requires you to choose a building development for one of the above (non-residential building) which you have or can gain access to for your study. The building maintenance consists of in-house and outsources teams comprise of manager, supervisors, engineers, and technicians and they are responsible for maintaining the entire plant equipment and assets in the building, including electrical HT & LT, lifts and escalators, ACMV, BMS, EMS, fire alarm and fire protection system, water services (pumps, storage tanks and distribution system), gas services, waste & sewerage services and etc.
