Question 1

(a) Assume that you are a newly appointed Managing Agent (MA) for a Building in Singapore. You are familiarizing yourself with the building services systems. You are looking out for opportunities to improve operational efficiency and establishing work processes.

With the aid of building locality, photographs, schematics, sketches, layout plan, etc. Describe the complete sanitary plumbing system of the selected building.

You should identify ALL major components /equipment’s, building site constraints and key design considerations etc in compliance with the local codes. The study should not affect the routine operation of the occupants. Your explanation should include but not be restricted to the following:

(i) Full Address and general description of the building and location. (You may omit the unit number but provide the road name, apartment block and floor number).

(ii) Determine the type of system used and the key design considerations, in relation to the use/function and configuration of the building that fulfilling the relevant code of practice.

Your report should appreciate the site environment, state any constraints and limitations of the building.

You should also cover the regulatory and code requirement in this report.

(iii) Study the pipe layout plans supported by the schematic diagram, sketches, photos evidence or otherwise, for the sanitary plumbing system. Using the schematic and pipe layout, understand and describe how the system function to achieve the design objectives with other major considerations.

Study also the schematic diagram for the sanitary plumbing system. Describe the key elements and their function, working mechanism and other major considerations of selecting the elements.

(iv) Describe the available materials, choice of material used in this building and the deciding factor for the choice of stacks, key information and consideration of the pipe works, appliances, accessories etc.

(b) Identify the contrast of your selected sanitary system from Q1(a) compare with the schematic for a 3-storey non-residential building given in Figure 1.

Describe any TWO (2) major similarities and TWO (2) major differences between the sanitary plumbing systems of these two buildings.

Determine the design considerations and, or regulatory requirements, etc that account for the similarities/differences.
