BPM207 TUTOR-MARKED ASSIGNMENT TWO (TMA02)
This assignment is worth 14% of the final mark for BPM207 Cost Management for Architectural Works.
The cut-off date for this assignment is 16 March 2026, 2355 hrs.

Question 1
(a) Explain the term “deemed to be included” and its implication when used in the Construction Electronic Measurement Standard (CEMS).
(5 marks)
(b) With the aid of diagrams and calculation examples, identify and explain the “minimum deductions” rule in the CEMS.
(10 marks)
(c) Identify the relevant CEMS clauses, explain and illustrate with examples how the “minimum deductions” rule is applied when measuring brick walls and roof coverings.
(10 marks)
Question 2
Figures Q2.1 and Q2.2 shows the details of a built-up flat roof.
(a) Interpret the drawings and prepare a take-off list including the unit of measurement for measuring the built-up flat roof coverings and associated roofing works. Identify also the relevant Measurement Rules (MR) that should be used to take-off quantities for the roofing work shown.

(b) Identify the scope, interpret the drawings for architectural works and apply measurement techniques to take off quantities for the roof coverings and associated roofing works.

General Notes for Question 2:
- Cement and sand screed shall be in (1:3) mix laid on roof insulation
- Roof insulation shall be of polystyrene materials and wrapped both sides with two layers of aluminium foil sissalation 450
- Waterproofing membrane shall be in two layers of bituminous felt, overall 20 mm thick laid on concrete roof deck.
- Vertical waterproofing membrane shall be 20 mm thick x 250 mm high in two layers and laid against 175 mm thick parapet wall
- Concrete roof deck, turf and ceiling finishes are not to be measured.

Question 3
With reference to Figures Q3.1 and Q3.2, identify the scope, interpret and apply measurement technique to take off quantities for the following architectural works:
(a) Roof coverings including underlays and special tiles .
( 15 marks)
(b) Timber rafters, ridge, fascia, ceiling joists and barge boards.
(15 marks)
Specification Notes for Question 3:
- Roof tiles shall be 365 x 210 clay interlocking tiles with matching ridge, hip and eave tiles and fixed to 50 x 40 mm timber battens @ 300 mm c/c with galvanized nails.
- Special tiles shall be required at ridge, verges and eaves of roof.
- Underlay shall comprise of two layers of bitumen felt overall 12 mm thick, 50 mm thick fibre glass roof insulation with double sided sisalation foil 450 and fabric mesh 3325 to the underside of roof covering.
- Pitch of roof is laid at 30 degrees slope.
- Roof overhang at verge and eaves shall be 300 mm wide from the outside face of external wall to edge of roof covering.
- Roof tiles shall project 75 mm beyond the external face of fascia boards.
- All roof timber shall be keruing preserved timber. Scarfed joints to be provided unless otherwise stated.
- Length of ceiling joists is taken up to the external face of the brick walls.
- Wall plates 50 x 150 mm shall be measured up to the internal edge of gable walls. Half joints shall be provided.
- The first and last rafters shall be set at 50 mm away from the internal face of the gable walls.
- Fascia boards shall be butt jointed.
- All dimensions are in millimeters unless otherwise indicated.

Question 4
Figures Q4.1 and Q4.2 shows part of a floor plan of a residential unit. Identify the scope, interpret the drawings for architectural works and apply measurement techniques to take off quantities including deductions where appropriate for the following works:
(a) Wall, floor and ceiling finishes to kitchen and bathroom.
(12 marks)
(b) Wall, floor and ceiling finishes to living room and bedroom including skirting.

General Notes for Question 4:
- All brick walls shall be 200 mm thick. Columns size on plan shall be 200 x 200 mm square.
- Wall finishes for Kitchen and Bath shall be of 300 mm x 300 mm x10 mm homogeneous ceramic tiles laid on 20 mm thick cement and sand (1:3) backing screed.
- Floor finishes for Kitchen and Bath shall be of 300 mm x 300 mm x10 mm homogeneous ceramic tiles laid on 40 mm thick cement and sand (1:3) backing screed.
- No skirting is required for Kitchen and Bath.
- Internal wall finishes to living room and bedroom shall be in two coats of 15 mm thick cement and sand plaster (1:4) and painted with two undercoats and one finishing coat of emulsion paint.
- Floor finishes for living room shall be 600 x 300 x 20 mm thick marble slab bedded and laid on 40 mm thick cement and sand mortar (1:3) backing screed.
- Skirting to living room shall be marble tiles, 65 mm high x 15 mm thick x 300 mm long and laid against brick wall with 15 mm thick cement & sand backing screed (1:3) mix.
- Floor finishes for bedroom shall be 100 mm wide x 10 mm thick veneer timber strips laid on 40 mm thick cement and sand mortar (1:3) backing screed with approved adhesive.
- Skirting to bedroom shall be timber veneer strips, 50 mm high x 10 mm thick and laid against plastered surfaces with approved adhesive. No backing screed is required.
- All ceiling finishes shall be of one undercoat & two finishing coats of 15 mm thick cement and sand (1:4) plaster and finished with one under coat and two finishing coats of emulsion paint. There are no false ceilings.
Doors and window openings:
- D1 – 1500 x 2100 mm high
- D2 – 900 x 2100 mm high
- W1 – 600 x 600 mm high
- W2 – 1200 x 1400 mm high
- W3 – 1800 x 1400 mm high
